in the southeastern part of
Washington,
West Richland
is a 22 square mile city in Benton
County
. The city is
generally included in the Tri-Cities for purposes of counting population, even though it
technically makes up a fourth city.
West Richland
is located along the west side of the
Yakima River
and is on the west border of
Richland,
Washington
which is part of the Tri-Cities.

Real Estate – History
The
first people in the lower
Yakima
Valley
were the Chemnapums who lived near the mouth of the
Yakima River
and were closely related to the Wanapums, the river
people. They fished for salmon at Horn Rapids during the spring and fall runs.
Settlement
in the valley did not begin until the 1870’s but in 1853 Congress authorized a wagon
road which passed through what is now the city of
West Richland. Not until the
late 1800’s did private irrigation systems began to appear in the lower
Yakima
Valley.
These small
irrigation systems helped form the road work to water cattle brought in by cattlemen who
settled in the area. The valley became a
popular grazing place for cattle and horses alike. In
1914 the residents formed their own telephone company, which helped the area grow further.
West Richland
was officially incorporated on
June 17, 1955. During that
same time the city of
Richland,
Washington
was owned by the U.S. Government by the existence of the
Manhattan Project. People in the area who did
not want to rent government housing during that time in
Richland
decided to move across the Yakima River, where it was possible to purchase land and own a home
rather than rent a house.

offers several activities to keep anyone busy.
West Richland
has a golf course that will challenge any golf enthusiast. For the outdoorsman, fishing is abound along the
Yakima River offering blue ribbon Smallmouth Bass fishing during the spring and summer
along with a great fall Salmon fishery. Other
activities include organized sports such as baseball, football, soccer etc. Concerts of all types are slated throughout the year at area
parks.

According to census data gathered in 2000, there were 8,385 people, 2,937 household
and just over 2300 families that called
West Richland
home. Out of
the 2,937 households, 45.9% had children under the age of 18 living with them, and 66.9%
were married couples. The median household
income for
West Richland
was $57,750, and the median income for a family was
$61,813. The population was spread out with
32.7% under the age of 18, from 18 – 24 was 6.3%, from 25 – 44 was 33.3%, from 45 –
64 was 21.7%, and 6.1% for the age 65 and over.

the 2000 census report

has thrived in growth with new businesses coming in and new home construction on the rise. New Schools have been built in the area and the
city of
West
Richland
in on the move. West
